2 Acres RR Zoned (Mendo) (Mendocino)

Hello.
I am looking for 2 acres of RR zoned land in Mendecino county.
I am a 56 year old disabled man who has been without housing for over 8 years now.
My intention is to put a 5th wheel on the land for housing as the system has totally failed me.
I am looking for good neighbors and to be a good neighbor.
I am originally from Ireland but have lived most of my life in California.
My main requirement is of course a water source, electricity could be optional if solar could work.
I can qualify for a loan of $30,000 maybe up to 40k from a bank or can do owner finance if that works better.
