Duties The position of Maintenance Supervisor is located in the Maintenance & Repair Section of Engineering Service at VA Palo Alto Health Care System.
Palo Alto Division.
The incumbent serves as foreman over the Heating, Ventilating, and Air Conditioning Shop exercising full supervisory responsibility for control over work operations involving five subordinate workers.
The occupation and non-supervisory grade level that best reflects the nature of the overall work operation supervised is journeymen craftsmen in the Air Condition Equipment Mechanic occupation grade WG-1O.
The major duties and responsibilities include, but are not limited to: a.
Plans, directs, lays out, assigns, coordinates, and supervises work performed by the WG-1O Air Conditioning Equipment Mechanic.
This includes having extensive knowledge of mechanical systems, steam generation, Supply and Exhaust Air Handlers, refrigeration systems, air conditioning systems, chilled water systems, high and low-pressure steam supply and return systems, Medical Gas systems, DDC computerized Building Management Systems, and compressed air systems.
b.
Responsible for planning, coordinating, and directing the maintenance and repair, preventive maintenance, and major and minor improvements of all identified systems, including budgeting, ordering, and monitoring of all supplies and services for same.
c.
As a journeyman air conditioning and refrigeration mechanic, the incumbent is responsible for maintaining a current EPA-approved Universal Refrigeration Handling Certification.
d.
Must attend foreman meetings and meetings with the Chief, of Engineering Service and report the information received at those meetings to the shop staff.
e.
When requested, consults with and advises Service Chiefs regarding installation, operation, maintenance, or repair of systems and equipment.
Is responsible for creating, updating, and implementing the Preventive Maintenance Program for this shop.
The incumbent must continuously monitor and complete all PMIs and provide documentation as required by The Joint Commission.
Preventive Maintenance schedules and requirements for systems and equipment are under higher control.
f.
Must supervise minor improvement-type jobs that require direction and liaison between shops or other hospital activities.
Prepares and supervises the preparation of plans and specifications for the work after determining requirements by direct contact with responsible officials.
Must estimate the cost of construction or modification and ensure necessary funds are available.
Inspect operations to ensure that work performed is done in accordance with contract requirements.
g.
Must be competent in reading drawings and overcoming difficulties encountered within applying the drawing to the job site, checking drawings, and order all materials needed to complete minor construction projects.
h.
Must have an active program to train entry-level employees to be skilled mechanics.
Often has shortages of personnel and other resources, and must exercise ingenuity to accomplish the workload within these limited resources.

/PD05591O Physical Requirements: Work requires frequent walking, stooping, kneeling, standing, climbing, carrying, or lifting of heavy objects.
The physical condition must accommodate the safe use of a respirator.
Work is performed inside and outside with temperature extremes in excess of 100 degrees with exposure to dirt, dust, grease, fumes, and noise.
The incumbent may be subject to cuts, bruises, scrapes, or falls.
May require the use of protective clothing and equipment as authorized by the facility Safety Manager.
Requires possession of a valid California State driver's license to perform incidental driving to and from various job sites.
Requires attendance and completion of various driving courses.
